Buying a new builder home in Las Vegas is a different process than buying resale, and it is full of small decisions that add up to tens of thousands of dollars. I have sold new homes across the valley, including homes over $1 million, and the buyers who do best are the ones who follow a clear sequence. Here is the step-by-step process I walk my clients through.

Step 1: Research communities and builders

Start before you ever visit a model home. Shortlist the communities that fit your budget, commute, and lifestyle: Summerlin, Henderson, the southwest valley, and the northwest are all building right now, and each has a different feel and price point. Look at the builders active in each community, their floor plans, and their reputation. You are buying the neighborhood as much as the house.

Step 2: Get pre-approved before you visit models

Builders want to know you can close, and a pre-approval letter tells them you are serious. It also sets your realistic budget before you fall in love with a floor plan that is out of reach. Get your financing lined up first, and keep your lender informed as the build progresses so nothing stalls at the end.

Step 3: Choose your lot and floor plan

This is where the price starts to move. The base price covers the home, then the lot premium, elevation, and upgrades stack on top. Think about orientation, view, proximity to amenities, and how the floor plan fits your actual life. I help clients compare plans side by side so the choice is about fit, not just the model home's staging.

Step 4: Negotiate price, incentives, and upgrades

New construction is negotiable. Builders offer rate buydowns, closing-cost credits, and free upgrades, and the strength of those incentives changes with the market and the season. In slower markets, there is often room on upgrades, closing costs, and sometimes the price itself. I have negotiated on new homes over $1 million, and the key is knowing what is on the table and what each incentive is tied to, because many require the builder's preferred lender.

Step 5: Review the contract carefully

The builder's purchase agreement is written by the builder's attorneys, and it is long. Read the inclusions and exclusions, the lot premium, the upgrade list, the build timeline, the delay clauses, and the cancellation terms. Ask what happens if the timeline slips and what your deposit protections are. This is where an agent who knows builder contracts earns their keep.

Step 6: Plan your inspections

Even on a brand-new build, get your own inspections. A pre-drywall inspection catches framing, plumbing, and electrical issues while they are still easy to fix, and a final inspection before closing catches the finish items. Your inspector works for you, not for the builder, and the walkthrough is your chance to list every item you want corrected before you take the keys.

Step 7: Close with your team in place

As the build nears completion, confirm your loan is locked, your inspections are scheduled, and your final walkthrough is booked. Review the final numbers carefully: price, lot premium, upgrades, incentives, and closing costs should all match what you agreed to. Then you sign, get your keys, and enjoy your brand-new home.

Why work with an agent on new construction?

The builder's sales representative represents the builder, not you. I have personally sold new homes across Las Vegas, including homes over $1 million, and I know the builders, their communities, and their contracts. My job is to make sure your interests are represented from your first visit to the model home through closing, so you get a fair deal and no surprises.

Talk to you again soon,
Thanks,
Martin
