Moving to
Las Vegas

Martin Guaglione helps out-of-state, international, and local clients find or sell homes in Las Vegas. He speaks Thai and German with clients who need it, and walks every buyer through the move, from the first search to the keys in your hand.

01
Why Las Vegas

Why do people move to Las Vegas?

People relocate to Las Vegas for all kinds of reasons, but a few draws come up again and again with the buyers I work with:

No State Income Tax

Nevada has no state income tax, so more of what you earn stays in your pocket.

Lower Cost of Living

Everyday costs in Las Vegas generally run below many other large metro areas, especially coastal ones.

Sunny Desert Climate

Warm, sunny weather with mild winters and year-round outdoor living in some of the most scenic desert in the country.

Airport Access

Harry Reid International Airport, known for years as McCarran, sits minutes from most neighborhoods with nonstop flights to cities across the U.S. and beyond.

Dining & Entertainment

World-class dining, entertainment, and the energy of the Strip, with neighborhood life that stays comfortably away from it.

Cost of Living at a Glance

How does the cost of living in Las Vegas compare?

Here is how everyday costs in Las Vegas shape up against other big metro areas, category by category. These are general, qualitative comparisons rather than exact figures, so you can plan with a clear sense of where the differences show up.

Category Las Vegas vs. Other Big Metro Areas Notes
Housing Lower Generally lower than in California metros for comparable homes.
Utilities Comparable Comparable overall, though summer cooling costs can run higher.
Groceries Comparable Day-to-day grocery prices track other large metro areas.
Transportation Lower Traffic is generally lighter than in major metros, and there is no state income tax to offset the difference.
Taxes Lower Nevada has no state income tax.

These figures are general comparisons, not a guarantee of what you will pay. For a deeper reported look at costs, read the full cost of living report.

Your Moving Timeline

What does a move actually look like?

A successful move comes down to timing. Most relocating buyers follow a similar path, and I keep you on track at every step:

3 to 6 Months Out

  • Research areas and price ranges
  • Get mortgage pre-approval
  • Decide resale versus new construction
02

1 to 2 Months Out

  • Take virtual tours and video walkthroughs of shortlisted homes
  • Plan a visit trip if you can
03

On-Site

  • Tour homes in person, including open houses
  • Complete inspections and review HOA documents
04

After Closing

  • Set up utilities in your new home
  • Handle Nevada car registration and driver’s license
  • Enroll the kids in school
