Frequently Asked Questions

Questions before
calling.

Whether you are buying your first home, investing in Las Vegas real estate, or relocating from out of state, here are answers to the questions I hear most often.

Why should I use a buyer's agent when purchasing a new construction home?

The builder's sales agents represent the builder — not you. They are there to sell the builder's product, not to negotiate on your behalf. Having your own buyer's agent means you have someone working for your best interests from day one. I know the builders, their communities, and their processes inside and out. I can help you compare floor plans, negotiate incentives and upgrades, review contracts, and provide oversight through construction. My relationships with builders like Toll Brothers, Pulte, Richmond American, and others in the Las Vegas market give you an advantage from the very start.

What are the top neighborhoods in Las Vegas for families?

Las Vegas has excellent options for families. Summerlin is one of the most popular master-planned communities in the country, with top-rated schools, parks, and proximity to Red Rock Canyon. Henderson is consistently ranked among the safest cities in the U.S., with strong schools and family-friendly neighborhoods like Green Valley and Anthem. Rhodes Ranch is a premier golf course community with resort-style amenities. The Lakes and Desert Shores offer waterfront living, which is unique for a desert city. I will help you narrow down the area that fits your family's lifestyle and budget.

How is the Las Vegas real estate market right now?

The Las Vegas market remains active and attractive for both buyers and sellers. With no state income tax, continued population growth, and strong demand from out-of-state buyers, it remains one of the most compelling markets in the country. Prices vary by area and property type — single-family homes in established neighborhoods typically start around $400,000 and luxury properties can reach well over $2 million. I provide every client with current, data-driven market insights tailored to your specific area of interest and price range.

Can you help me buy a home if I am relocating from out of state or overseas?

Absolutely — relocation is one of my specialties. Whether you are moving from California, another state, or internationally, I make the process seamless. I offer virtual tours, video walkthroughs, and detailed neighborhood comparisons so you can make confident decisions from a distance. I also speak Thai and German, which helps many of my international clients feel comfortable throughout the process. From the first conversation to closing day, I handle the details so you can focus on the transition to your new life in Las Vegas.

Can I buy a home in Las Vegas if I live in another country?

Absolutely. There are no restrictions on foreign ownership of real estate in the United States. Whether you are looking for a vacation home, an investment property, or a future primary residence, owning a home in Las Vegas is entirely within reach — even if you never set foot in the state before closing. I specialize in remote transactions for international and out-of-state buyers, handling everything from virtual tours and digital document signing to remote closings. I also speak Thai and German fluently, so clients from those regions can communicate with me directly in their own language. If you have been thinking about buying property in Las Vegas, the process is more accessible than you might expect.

What price range do you typically work with?

I typically work in the $500,000 to $2 million range, which covers everything from move-up family homes to luxury properties in communities like Summerlin South, The Ridges, and Anthem. That said, I help buyers at every price point find the right fit. The most important thing is that you get the right home at the right price — not just any home. Let's talk about what you are looking for and I will show you what is possible.

Do you work with investors?

Yes. Whether you are buying your first rental property, a second home, or building a portfolio, I understand the numbers and the market. Las Vegas is an attractive market for investors because of strong rental demand, population growth, and no state income tax. I help investors identify properties with strong return potential, analyze deals, and navigate the buying process efficiently. From single-family rentals to new construction investments, I can help you invest wisely.

What makes Las Vegas a good place to invest in real estate?

Several factors make Las Vegas a compelling investment market. There is no state income tax, which benefits both investors and tenants. The city continues to experience strong population growth, driven in part by an influx of buyers from California and other high-cost states. Rental demand is robust, and property values have shown consistent appreciation. New construction is booming, infrastructure is expanding, and the city's economy is diversifying beyond tourism and gaming. Whether you are looking for cash flow, appreciation, or both, Las Vegas offers real opportunity.

How do I get started with the home buying process?

The best way to start is with a conversation. I will learn about what you are looking for — your budget, timeline, preferred neighborhoods, and must-haves. From there, I can help you get pre-approved with a lender if needed, set up custom searches, and schedule tours of homes that match your criteria. There is no pressure and no obligation. Whether you are weeks away or months from making a decision, I am happy to help you get comfortable with the process. Call or text me at (702) 708-1888 or reach out through the contact page.

How much does a realtor cost in Las Vegas?

In a typical residential transaction, the seller pays the real estate commission — which covers both the listing agent and the buyer's agent. That means as a buyer, you generally pay nothing out of pocket for agent representation. Commissions in Las Vegas are negotiable and typically fall between 5% and 6% of the sale price, split between the two sides. For sellers, the cost is built into the sale, and I work with you on a strategy that maximizes your return. I am transparent about fees from the start — no surprises, no hidden costs. Let's talk about your situation and I will walk you through exactly how it works.

Is Las Vegas a good place to invest in real estate?

Las Vegas is one of the most compelling real estate investment markets in the country. The metro area is approaching 3 million residents, with Clark County projected to grow by nearly 3% per year — driven heavily by an influx of buyers from California and other high-cost states. There is no state income tax, which benefits both investors and tenants. Rental demand is strong, vacancy rates are low, and property values have shown consistent appreciation over the past decade. The economy is diversifying beyond tourism and gaming into technology, logistics, and professional services. Whether you are looking for cash flow from a rental property, long-term appreciation, or a second home, Las Vegas offers real opportunity at a price point that is still accessible compared to coastal markets.

What is the best golf course community in Las Vegas?

Las Vegas has several excellent golf course communities, and the best one depends on your lifestyle and budget. Rhodes Ranch is a gated community in southwest Las Vegas with a championship 18-hole course, resort-style amenities, and Century Communities homes — popular with families and those who want an active lifestyle. Siena is a guard-gated community in Summerlin South with a Sun City–affiliated golf course, appealing especially to active adults and downsizers. Summerlin offers multiple golf communities including TPC Las Vegas, Red Rock Country Club, and The Ridges — each with luxury homes, mountain views, and access to Red Rock Canyon. I help buyers compare these communities side by side to find the one that fits their priorities.

What's the difference between Summerlin and Henderson?

Summerlin and Henderson are the two most popular areas for home buyers in the Las Vegas valley, and each has its own strengths. Summerlin is a master-planned community on the western edge of the valley, bordering Red Rock Canyon. It offers top-rated schools, 150+ miles of trails, Downtown Summerlin shopping and dining, and homes ranging from about $500,000 to well over $2 million. It has a polished, resort-style feel. Henderson is a separate city on the southeastern side of the valley — consistently ranked among the safest cities in the U.S. It offers excellent schools in neighborhoods like Green Valley, Anthem, and Cadence, with a median home price around $490,000. Henderson also has strong access to Lake Mead and Water Street District. Choose Summerlin for outdoor access and a master-planned lifestyle. Choose Henderson for safety, community feel, and value.

Are there Thai-speaking realtors in Las Vegas?

Thai-speaking real estate agents are rare in Las Vegas, but I am one of them. I speak English, Thai, and German — a combination that is very uncommon among Nevada realtors. This is a significant advantage for Thai-speaking buyers, sellers, and international clients who want to communicate directly in their native language without a translator. Whether you are relocating from Thailand, investing from overseas, or simply prefer to discuss contracts and negotiations in Thai, I can help. I have worked with international clients throughout my career — including time as a U.S. Diplomat — so cross-cultural communication is something I am experienced and comfortable with.

Is buying new construction in Las Vegas a good deal?

New construction in Las Vegas can be an excellent deal — especially when you have an agent who knows how to navigate the process. Builders in the Las Vegas market frequently offer incentives like closing cost credits, rate buydowns, and included upgrades that can save you thousands. New homes come with modern floor plans, energy-efficient systems, and builder warranties that reduce maintenance concerns in the first several years. You also avoid the bidding wars and contingency complications that often come with resale homes. However, the builder's on-site sales agents represent the builder — not you. That is why having your own buyer's agent is critical. I have established relationships with Toll Brothers, Pulte, Richmond American, KB Home, and others, and I negotiate on your behalf from day one.
