Market Analysis

What this means

Henderson remains the strongest seller's market in the Las Vegas valley. With only 4.34 months of inventory, demand continues to outpace supply, giving sellers a clear advantage. Homes are selling quickly in an average of 28 days at 98.2% of list price, meaning well-priced properties attract serious offers with minimal negotiation.

The median sold price of $525,000 represents a strong 4.5% month-over-month increase, showing that price appreciation is accelerating despite the higher inventory levels. Active listings stand at 1,791 homes, giving buyers the most selection they have seen in years. The wide range of available inventory means there is something for every budget, from entry-level condos to luxury estates.

New listings hit 737 in July, up 6.8% from the prior month, signaling that more sellers are entering the market. With 589 pending sales (+1.7% MoM), the pipeline of homes moving toward closing remains healthy. The 394 homes that sold in July represent strong transaction volume and demonstrate that the Henderson market is active, liquid, and competitive.

For buyers, the current market demands preparation and decisiveness. With a median list price of $600,000 on active inventory, pricing is realistic and sellers are motivated. Getting pre-approved, knowing your budget, and working with an agent who moves fast are essential. For sellers, the data is clear: Henderson is a seller's market with strong price growth and quick days on market. Pricing competitively from the start is still the winning strategy for a smooth sale at the best possible price.
