Expertise, Transparent Communications, and Persistence.
I grew up in Southern California, went to UCLA, and spent years as a U.S. Diplomat serving overseas before settling in Las Vegas. My Master's degree in International Relations from American University's School of International Service in Washington, DC gave me a foundation in global markets and cross-cultural negotiation — the same skills I bring to every real estate transaction today.
I speak Thai and German fluently, which means international and relocating clients can communicate directly with me in their own language. No translators, no miscommunication. That is a real advantage when you are buying a home from another country or another state.
I value quality over quantity, but what's great is eXp Realty has over 80,000 agents worldwide and we can easily tap into this expertise and buyer/seller network.
Whether you are a first-time buyer, an investor, or relocating from out of state, I bring persistence, clear communication, and the patience to close every deal right.
Why Choose Martin.
Multilingual Fluency
Martin speaks English, Thai, and German — a combination that is rare among Las Vegas real estate agents. Whether you are an international buyer or a local seller, Martin communicates directly in your language, eliminating barriers and ensuring nothing gets lost in translation.
International Background
Before entering real estate, Martin served as a diplomat and worked in government around the world. That professional experience shapes how he approaches every transaction — with strategic thinking, discretion, and a commitment to representing his clients' best interests.
Education: UCLA & American University
Martin earned his Bachelor’s degree from UCLA and went on to complete a Master’s in International Relations at American University’s School of International Service in Washington, DC. That academic foundation — rooted in Southern California roots and a global perspective — gives him insight into markets, investment patterns, and cross-border transactions that few local agents can match.
Expert Negotiator
The combination of diplomatic training and hands-on real estate experience makes Martin a formidable negotiator. He works to secure the best possible terms for his clients — whether they are buying their first home or closing a multi-million-dollar investment.
Out-of-State & International Specialist
Martin regularly helps clients relocate to Las Vegas from California and across the globe. He understands the unique challenges of remote purchases — from virtual tours and sight-unseen offers to navigating Nevada’s specific requirements for out-of-state buyers.
Client-Focused Philosophy
Martin treats every client as a peer and partner, not a transaction. He is persistent, communicative, and patient — he doesn’t stop until the deal is done right. His clients consistently note that he gives them confidence and trust throughout the process.
Digital & Social Media Savvy
Martin leverages an AI-driven workflow to keep his marketing sharp and responsive. He runs an active YouTube channel (Martins Investing) sharing market insights, property tours, and investment tips, alongside regular Instagram content that keeps his network informed and engaged.

Relocating Clients
Moving from out of state or overseas? I specialize in helping clients relocate to Las Vegas. From virtual tours to neighborhood guidance, I make the transition seamless.
Buying from Abroad?
Absolutely Within Reach.
You do not need to live in the United States to own a home in Las Vegas. There are no restrictions on foreign ownership of U.S. real estate — and Las Vegas is one of the most accessible, rewarding markets for international buyers.
Whether you are looking for a vacation home, an investment property, or a future primary residence, owning property here is absolutely within reach. I specialize in working with out-of-state and international clients, guiding you through every step of the process remotely — from finding the right property to handing you the keys.
I speak Thai and German fluently, making the process smoother and more comfortable for clients from those regions. No translators, no miscommunication — just direct, clear communication in your language.
Multilingual Support
Communicate in English, Thai, or German — directly with your agent, no intermediary needed.
No Foreign Ownership Restrictions
The U.S. places no restrictions on foreign nationals owning real estate. You have full rights to buy, own, and sell property.
100% Remote Process
Virtual tours, digital document signing, remote closings — I handle everything so you never have to be physically present.
Vacation, Investment, or Future Home
Whatever your goal — a second home, a rental property, or a place to call home someday — I help you find the right fit.
New Construction
Expert
The builder's sales agents represent the builder, not you. Never go to the sales office alone: when Martin is your buyer's agent, someone is negotiating for your best interests from day one.
Discuss New ConstructionMartin has strong relationships and personal contacts with the leading new-home builders in the Las Vegas market. He knows the builders, their communities, and their processes inside and out — so you don't have to figure it out alone.
How do I buy a new builder home?
Research communities that fit your budget and lifestyle, then get pre-approved before you visit models. From there: choose your lot and floor plan, negotiate the price and incentives, review the contract line by line, and plan for pre-drywall and final inspections before closing. I walk buyers through every step, and my full step-by-step guide covers each one in detail.
Do I need my own agent when buying new construction?
Yes. The builder's sales representative represents the builder, not you. Never go to the sales office alone: register your agent on your first visit to the model home, or the builder may not count the sale with your agent at all. That one step protects your representation from day one.
What should I ask the builder?
Everything from what's included in the base price to what happens if the build runs late. I built a full checklist of questions we'll go through together at the sales office, so you never face the builder's team alone.
Are builder incentives worth it?
Often, yes. Rate buydowns, closing-cost credits, and free upgrades can be worth real money. Just understand what each incentive is tied to, because many require using the builder's preferred lender. I help you compare the whole package, not just the headline number.
Should I use the builder's preferred lender?
It depends. Incentives frequently require it, and the buydown can be attractive. But always compare the rate and fees against an outside lender before you commit. Sometimes the math works, sometimes it does not.
Can I negotiate on new construction?
Yes. Upgrades, closing costs, and sometimes even the price itself are negotiable, especially in slower markets. I have negotiated on new homes over $1 million, and knowing what to ask for and when is where an experienced agent earns their keep.
What's included in the price?
The base price covers the home and its standard features. From there you may pay for the lot premium, upgrades, landscaping, appliances, and blinds. Get the full list in writing so there are no surprises at closing.
Should I get my own inspections?
Yes. Even on brand-new builds, I recommend a pre-drywall inspection and a final inspection before you close. Builders do good work, but an independent set of eyes catches issues early, when they are easiest to fix.
What does the warranty cover?
New-home warranties typically cover structural components, systems, and workmanship, but each warranty has its own terms and timelines. Know what is covered, for how long, and who to call after closing.
How long does the build take?
It varies by builder and community, and it is usually several months from signing to closing. Ask about the milestones and what happens if the timeline slips. A good contract spells out delays and your options.
Have a question I didn't cover? Text me and I'll answer you personally.
I have sold new homes across Las Vegas, including homes over $1 million, and I ask every one of these questions on behalf of my buyers. We will take this checklist to the sales office together and go through it line by line. You don't have to do it alone.
- What's included in the base price vs. what's an upgrade?
- What are the HOA fees and rules?
- What are the property tax and insurance estimates?
- What's the build timeline and what happens if it's delayed?
- What warranties are included and who do I call after closing?
- Can I bring my own inspector?
- What school district serves this community?
- What are resale values like here?
- What incentives are available and what are they tied to?
Don't visit the model home alone: text Martin at 702-708-1888 and go through this list together before you sign.

Homes with RV Garages in Las Vegas
RV garages are one of the most sought-after — and hardest to find — features in Las Vegas real estate. These oversized, tall-clearance garages are built to shelter your RV, boat, trailer, or toy collection.
With limited inventory and high demand from outdoor enthusiasts and retirees, homes with RV garages hold their value and sell fast. If protecting your investment matters, this is the feature to look for.

Popular master-planned communities like Green Valley, Cadence, and Anthem offer a wide range of home styles — from modern townhomes and single-family residences to luxury estates with mountain and valley views. Residents enjoy extensive trail systems, community pools, highly rated public and private schools, and convenient access to shopping, dining, and recreation along the eastern edge of the valley.
Henderson also provides a strong sense of community with regular events, farmers markets, and parks designed for active lifestyles. The city's proximity to Lake Mead and the River Mountains Loop Trail makes it ideal for outdoor enthusiasts, while its well-planned neighborhoods offer the kind of stability and quality that families and long-term investors value.
Elevated living in Henderson with valley views and a championship golf course.

Questions before calling.
What are the best areas of Las Vegas to buy a home?
Las Vegas offers incredible variety. Summerlin is known for master-planned communities, top schools, and proximity to Red Rock Canyon. Henderson provides excellent schools and family-friendly neighborhoods. Rhodes Ranch is a premier golf course community, while The Lakes and Desert Shores offer waterfront living. The right area depends on your lifestyle, budget, and priorities.
Is buying in Las Vegas a good investment?
Las Vegas continues to attract buyers from across the country and internationally. With no state income tax, strong rental demand, and ongoing population growth, it remains one of the most compelling real estate markets in the U.S. I can walk you through the numbers for your specific situation.
What does a typical single-family home cost in Las Vegas?
The Las Vegas market spans a wide range. Single-family homes typically start around $400,000 in established neighborhoods and can reach well over $2 million in luxury communities like The Ridges, Summerlin South, or Anthem. I help buyers at every price point find the right fit.
Can we just look at homes first?
Absolutely. There is no pressure. Whether you are weeks away or months from making a decision, I am happy to show you homes, share market insights, and help you get comfortable with the process. That's what I am here for.
How much does a realtor cost in Las Vegas?
In a typical residential transaction, the seller pays the real estate commission — which covers both the listing agent and the buyer's agent. That means as a buyer, you generally pay nothing out of pocket for agent representation. Commissions in Las Vegas are negotiable and typically fall between 5% and 6% of the sale price, split between the two sides. For sellers, the cost is built into the sale, and I work with you on a strategy that maximizes your return.
What's the difference between Summerlin and Henderson?
Summerlin is a master-planned community on the western edge of the valley with top-rated schools, 150+ miles of trails, and homes ranging from $500K to $2M+. Henderson is a separate city on the southeastern side — consistently ranked among the safest in the U.S. — with excellent schools and homes around $490K median. Choose Summerlin for outdoor access and a resort-style lifestyle. Choose Henderson for safety, community, and value.
Can I buy a home in Las Vegas if I live in another country?
Absolutely. There are no restrictions on foreign ownership of real estate in the United States. Whether you are looking for a vacation home, an investment property, or a future primary residence, owning a home in Las Vegas is entirely within reach — even if you never set foot in the state before closing. I specialize in remote transactions for international and out-of-state buyers, handling everything from virtual tours to digital document signing. I also speak Thai and German fluently, so clients from those regions can communicate with me directly in their own language.
Are there Thai-speaking realtors in Las Vegas?
Thai-speaking real estate agents are rare in Las Vegas, but I speak English, Thai, and German. This is a significant advantage for Thai-speaking buyers, sellers, and international clients who want to communicate directly in their native language. I have worked with international clients throughout my career — including time as a U.S. Diplomat — so cross-cultural communication is something I am experienced and comfortable with.
What is the best golf course community in Las Vegas?
Las Vegas has several excellent golf course communities. Rhodes Ranch is a gated community with a championship course and resort amenities in southwest Las Vegas. Siena is a guard-gated community in Summerlin South popular with active adults. Summerlin offers luxury options like TPC Las Vegas, Red Rock Country Club, and The Ridges. I help buyers compare these communities side by side to find the right fit.
Is buying new construction in Las Vegas a good deal?
New construction in Las Vegas can be an excellent deal. Builders frequently offer incentives like closing cost credits, rate buydowns, and included upgrades. New homes come with modern floor plans, energy-efficient systems, and builder warranties — and you avoid the bidding wars that come with resale homes. Having your own buyer's agent is critical, because the builder's on-site agents represent the builder, not you. I have established relationships with Toll Brothers, Pulte, Richmond American, KB Home, and others.
