Should you really shop for a home between Thanksgiving and New Year's? In Las Vegas this year, the data says it can be the smartest time to buy or sell. The median single-family home sold for $470,000 in September, roughly flat with a year ago and about $20,000 below the spring record, with near five months of supply and mortgage rates around 7.3%. Fewer shoppers, motivated sellers, and builders chasing year-end closings mean the holidays can work in your favor if you show up prepared.

The market you are walking into

The fall 2026 market already leans toward buyers. Las Vegas REALTORS reported a $470,000 median for existing single-family homes in September, down about 1% from August and off the $490,000 record set in May and June. Roughly 8,000 homes are listed, supply sits near five months, and close to half of active listings carry a price cut. Well-priced homes still sell in about 28 days, but the average listing takes closer to 55. That gap is exactly where negotiation lives.

Why the holidays can favor buyers

Between Thanksgiving and New Year's, the pool of active buyers thins out. Shoppers are busy, sellers are motivated, and the buyers who keep touring are usually serious. Added to an inventory picture that already favors buyers, less competition can translate into a better price, seller-paid closing costs, or a rate buydown. The buyers who wait until January often compete for the same homes the holiday shoppers quietly secured.

The case for selling before the new year

If you need to move, the holidays are not a reason to wait. Buyers searching in November and December tend to be relocating on a deadline, under contract on their own home, or starting a new job, so they are qualified and ready to close. Price your home against what the market is doing today, show it cleanly, and you can close before December 31, which also gives your year-end planning a concrete date. Your tax advisor can tell you whether that timing helps your situation.

Builders want year-end closings

New-home builders are closing out 2026 aggressively. With new-home sales running well below last year, builders are leaning on incentives to deliver before the calendar turns: closing-cost credits, rate buydowns, even design-center allowances. If you are weighing resale against new construction, ask how much of that incentive you can negotiate. In this market, the answer is often more than the advertised number.

The bottom line

The holidays are not a dead zone in Las Vegas real estate. They are a quieter, more focused market where prepared buyers and honest sellers can both win. Whether you are buying, selling, or investing, I will show you the real numbers before you make a move this season.
