The official September numbers are in, and they confirm Las Vegas is in a balanced market leaning toward buyers. The median single-family home sold for $470,000, down about 1% from August and $20,000 below the record set in May and June, while higher mortgage rates pulled sales lower. Here is what the September report means for buyers, sellers, and investors.

What the September numbers show

Las Vegas REALTORS released the September report on October 6. Existing single-family sales came in at 2,169 closed deals, fewer than a year earlier, and the median price eased to $470,000, unchanged from a year ago. Condos and townhomes followed the same path: a $290,000 median, down about 3% from August. Inventory keeps climbing, with roughly 7,995 single-family homes listed without an accepted offer, up about 6.6% year over year, and supply sits near five months.

Why rates matter right now

Mortgage rates are the main story. The 30-year fixed rate hovered near 7.03% in late September and climbed to roughly 7.28% in early October, up from about 6.06% in mid-January. Higher rates are the biggest reason sales cooled. They also push more buyers to consider rate buydowns and closing-cost credits, which are exactly the concessions a seller can offer in a market with more inventory.

What it means for buyers

For buyers, this is the most favorable setup in over a year. Five months of supply and rising price cuts mean real negotiating room. Compare at least two lenders, ask the seller for a rate buydown or closing credit, and be ready to move when the numbers work. A prepared buyer can often secure a better home for the same payment they would have accepted in the spring.

What it means for sellers

Sellers need to price from day one. Homes that start at market value still go under contract in under two months, while overpriced homes sit and take a reduction. Handle inspection repairs before they become negotiation chips, and be ready to discuss concessions. Sellers who do that are closing close to list price in a market that is active, especially when the price is right.

What it means for investors

For investors, more inventory and motivated sellers mean better terms on a rental property. The median is still well below the spring peak, and the cash-flow ZIP codes continue to make sense. The key is running the numbers on today's rates rather than last year's, and negotiating the concessions that protect your yield.

The bottom line

Las Vegas is a balanced market with the advantage shifting to prepared buyers and realistic sellers. Rates are higher, but inventory and price cuts create opportunity. Whether you are buying, selling, or investing, let us run the numbers together. I am persistent, I communicate well, I am fair, and I have the patience to always close the deal.

Talk to you again soon,
Thanks,
Martin
