New construction weekly update: October 12, 2026.
The headline this week is a brand-new Toll Brothers community in Summerlin and a market that just crossed 10,000 total listings for the first time in more than a decade. For new-home buyers that means more finished inventory, more incentives, and a few fresh price cuts worth knowing about.
Toll Brothers opens Reflection Ridge in Summerlin's La Madre Peaks Village
Toll Brothers began selling Reflection Ridge on October 3 in La Madre Peaks Village, the newest corner of Summerlin. It is a gated community with three all-new two-story designs from roughly 3,300 to 3,800 square feet with four to five bedrooms, off Silver Lark Court in the 89138. No starting price has been published yet, so the first released lot sheet will set the tone; I expect it to land in the same conversation as Ascension, which now runs from roughly $1.77 million to $2.5 million with quick move-ins near $2.1 million. Crestwood Ranch in the northwest valley is now selling from $1,204,995 on up to half-acre sites with optional RV garages, and Incanta Lago at Lake Las Vegas eased to about $934,995.
Century Communities: "Homes Worth Moving For" plus two price cuts
Century's fall event is live on select move-in-ready homes when you finance through Inspire Home Loans, with up to $3,000 toward closing costs and rate incentives including a 5/1 FHA or VA ARM at 3.875% for five years. Two communities carry recently reduced flags: Sierra at Skyeview in the southwest from $436,990 and The Bluffs I in Henderson from $475,990.
Richmond American: 4.999% FHA financing through year-end
Richmond American is advertising 4.999% (5.737% APR) 30-year fixed FHA financing on select homes closing by December 31. Across its roughly two dozen valley communities, the offer covers everything from Bella Coppia near $399,950 and Caliterra from $429,950 to Primrose Park at Summerlin from $1,127,950.
Pulte, Woodside, and Shawood round out the week
Pulte's Danbury townhomes at Aries in Henderson run from $397,990 with a 1.99% 3-2-1 buydown stepping to 4.99% in year four. Woodside's Meridian at Cadence starts at $344,950, and Shawood's Arcadia in Summerlin's Grand Park village, its first Clark County community, starts at $1,584,990.
The market behind the headlines
Total listings topped 10,000 for the first time in more than a decade, and the median price of a newly built Las Vegas home sits near $552,990, up 3.1% year over year. Builders are chasing year-end closings with incentives, and finished inventory carries the sharpest numbers. Compare price, lot, incentives, and any buydown as one total. I run that math every week and know these sales teams. Let me run it with you.
Talk to you again soon,
Thanks,
Martin
