New construction weekly update: October 19, 2026.
This week's new construction news in Las Vegas is about deadlines: Richmond American's October 18 financing cutoff, Beazer's Wisteria credit ending, Lennar's 1,000-home downtown groundbreaking, and sales data that explains why builders keep chasing year-end closings.
Richmond American: the 4.999% window closes
Richmond American's "Come Home for the Holidays" program required agreements signed by October 18, so that window is now closed. The offer paired a 4.999% (5.737% APR) 30-year fixed FHA loan on select homes closing by December 31 with a 7/6 ARM tied to November 30 closings, plus a 1-0 buydown starting at 4.999%, all through HomeAmerican Mortgage. If you signed in time, lock your closing date now; if not, ask what replaces the program for November contracts.
Century Communities: Arroyo at Skyeview joins the reduced list
Century Communities marked two Skye Canyon collections recently reduced: Sierra at Skyeview from about $421,990 and, new this week, Arroyo at Skyeview from about $374,000, the lowest entry into the community. The Bluffs I at Lake Las Vegas continues from $475,990 and The Bluffs II from $512,990. Century also bought 17.6 acres in the Skye Summit master plan near Centennial Parkway, its next Las Vegas community.
Lennar breaks ground downtown; Pulte fills in Aries
Lennar's October 15 groundbreaking at The Foundry confirmed more than 1,000 townhomes and single-family homes on the former Grant Sawyer and Cashman Center sites, priced from the $300,000s; sales have not opened yet, so register early. See my full Foundry breakdown for details. In Henderson, Pulte keeps expanding Aries at the former Three Kids Mine site, with Danbury townhomes from about $397,990 and Sora from about $463,990.
Toll, Beazer, Woodside, and Shawood this week
Toll Brothers is running an October rate buydown through Toll Brothers Mortgage on Las Vegas homes, worth knowing if you are watching Reflection Ridge, Ascension, or Incanta Lago. Beazer's Wisteria credit expired October 1; current offers are Rosa Point townhomes with $15,000 FLEX credits and Raven Point from $399,990 to $519,990. Woodside's Lyra at Sunstone starts about $536,990 and Dove Rock from $519,990, while Shawood's guard-gated Arcadia in Summerlin continues from about $1.58 million.
The market behind the headlines
The latest Home Builders Research data shows 502 net new-home sales in August, down 31% year over year, and 672 closings, down 22%, with the median new home at $552,990, up 3.1%. About 838 new-construction homes are on the market at a median list near $581,555, and Realtor.com ranks Las Vegas fourth among large U.S. cities for new-home price cuts, at 41.6% of listings. Standing inventory is where the sharpest year-end deals are. Compare price, lot, incentives, and any buydown as one total; I run that math every week and know these sales teams. Let me run it with you.
Talk to you again soon,
Thanks,
Martin
